The Property is located on the St. Lawrence River just east of a major hydroelectric power generation facility that provides access to high-capacity electricity at low costs to qualified high-volume users. The reliability, capacity and costs of electricity made Massena a magnet for heavy manufacturing, and today makes the community ideal for data centers and other operations that require large, steady volumes of electric power. Approximately 95% of the property exists at elevations above the 500-year floodplain, with less than a 0.2% annual chance of flooding.
